No smoking
Smoking is not allowed in the entire interior of the house. Smoking is allowed outside of the house or on the balcony. Use ashtrays or bins for cigarette butts. The smoking hookahs is not allowed inside.
Night-time curfew
The night-time curfew applies from 24:00 to 07:00 (12 AM to 7 AM)
Temperature regulation and prevention of unnecessary heat leakage
In rooms equipped with heating regulators, it is possible to use the regulating device to set the desired temperature. In order to save energy and respect the natural environment, we ask you not to ventilate for long periods in winter. Ventilate for short periods of time in order to allow fresh air in the room
Damage to the landlord’s property and security deposit
It is forbidden to damage the furnishings of the property. The landlord has the right to claim compensation in the event of damage caused. The landlord has the right to offset any damage against the security deposit collected. If the damage caused exceeds the value of the security deposit collected, this shall in no way affect the lessor’s right to full compensation. In the event that the rental property is handed over to the landlord at the end of the stay without any damage caused, the security deposit will be returned to the tenant after deduction of utility costs. If the tenant finds any deficiencies and defects upon arrival, he/she shall report them immediately to the landlord, both to arrange for remedy and to ensure that the damage is not associated with the tenant, including the recovery of damages.
It is forbidden to wear ski or outdoor footwear inside the house, we ask tenants to change into indoor or outdoor footwear in the entrance hall. In the event of loss of keys, security pads must be replaced, in these cases the tenant will be required to pay a refund of CZK 5,000.
In the event of damage to the water supply, the tenant is obliged to prevent further damage by closing the water supply to the building – this is located in the ground floor bathroom, to the right of the washbasin cabinet. Subsequently, the tenant is obliged to inform the landlord. There is a strict ban on handling open fires in the whole building.
Power outage
In the event of a power outage, the tenant must immediately contact the landlord on +420 608 344 430.
Damage to tenants’ property
Tenants are obliged to lock the entrance door when leaving the house and close open windows to prevent any potential damage by unauthorized entry.
The landlord is not responsible and shall not be liable for any damage or theft of clients’ property. The landlord is also not responsible for any loss or damage to the clients’ car.
Pets
Stay of pets on the property is prohibited. Any damages caused by pets are to be paid in full by the tenant by way of settlement with the security deposit. In case of stay of unregistered animals, a fine of 3000 CZK per day will be charged. The landlord may use the deposit collected for this purpose.
Horses
We ask all visitors to respect the ban on feeding the horses. Even a few extra apples can kill a horse. Horses have a very sensitive digestive system.
Stay of unregistered persons
Tenants must not allow any unnannounced people to stay overnight without prior arrangement with the landlord. In the case of allowing unannounced persons to stay, the tenant shall pay 150% of the price for the stay of each unannounced person according to the current price list for the duration of the tenant’s stay. The landlord may use the deposit collected for this purpose.
Cleaning and cleaning products
The tenants shall keep all the rented premises in basic order and shall hand over the property to the landlord in its original condition. Tenants shall carry out basic cleaning chores, including sweeping dirty floors and washing used crockery. WiFi
WiFi signal is available throughout the property. It is possible to overload the WiFi router, in such case, we recommend disconnecting one or more devices from WiFi until it starts to work again. The network name is: Skoda and password is: skoda123.
Ski Storage
We kindly remind potential tenants not to bring skis, snowboards, bicycles or ski boots into the apartment. Please store these items in the garage.
Tenants’ health
The landlord has taken every precaution to avoid damage to the tenants’ health. The landlord is not liable for injuries and other damage to the tenants’ health due to carelessness and recklessness, failure to respect basic safety principles and regulations, or due to lack of care for children
Please be advised of the risk of slipping on the stairs.
The fireplace, washing machine, dryer and other appliances may only be operated by persons over 15 years of age.
Technical instructions
Instructions for using the appliances included in the kitchen unit are located in the kitchen unit.

Pool
- Children under 15 years of age are only allowed in the pool area when accompanied by a person over 15 years of age.
- Access to this area and use of the equipment installed in it is always at your own risk.
- Persons using the installed equipment must follow the instructions for using the equipment.
- The pool may only be used by persons who are healthy and free from heart disease or viral and infectious diseases.
- For hygiene reasons, it is necessary to take a shower before using the pool.
- Dogs and other pets are not allowed in the pool area.
- Each user of the pool is obliged to clean the pool room after use.
